Our Approach
Most property management in Southwest Florida is a volume business. Hundreds of units, offshore call centers, marked-up vendor invoices, and owner reporting that shows up once a year. Saltwater BRC is the other direction on every dimension.
You pay one management fee. We don't take a spread on your roofer, your A/C tech, your landscaper, or your cleaner. You see the real invoice and the real cost every month. If we ever book a guest through a platform, the commission is a pass-through line item, never a hidden margin.
Naples residents, managing properties we can reach in under thirty minutes. We walk your home between guests. We meet vendors on site. We know the HOA board. When something needs a decision at 9 pm on a Saturday, a person you recognize is making it.
We focus on bundled-amenity country club properties: Heritage Bay and the similar North Naples communities where golf, pickleball, tennis, dining, and a resort pool come with the rental. Owners like the demographic it attracts. Guests like the community. HOAs like the ownership profile. Everyone wins.
We don't scale to a hundred doors. We scale to properties we can manage like they're our own. Fewer units, deeper relationships, better outcomes at tax time. If we're not the right fit, we'll tell you up front and send a referral.
What We Do
Service 01
Day-to-day stewardship of your home whether it's occupied or closed up. Home checks, storm prep, vendor coordination, HOA liaison, maintenance dispatch. You hear from us when it matters. Not every week.
Service 02
End-to-end seasonal rental operations. Long-season bookings inside bundled country club communities. Guest screening, HOA approval packages, turnovers, communication, and deposit handling.
Service 03
Monthly property-level statements. Quarterly P&L. Year-end package your CPA can work from without chasing receipts. Built by operators who think about cost segregation, depreciation, and REP qualification, not just rent collection.
Not the right fit
We don't run nightly short-term rentals, we don't manage single-family luxury estates outside bundled communities, and we don't onboard owners looking for a hands-off call center. If any of those sound like the pitch you're after, we'll recommend someone who does that better than we would.

About Saltwater BRC
Saltwater BRC Management is a Florida LLC based in Naples. It was built by a pair of operators who went looking for a property manager they could trust with their own second home and could not find one.
The management company is run day-to-day by a licensed Florida real estate professional. The founding partner brings a background in enterprise technology and commercial operations. Both live in the community we manage in.
We are not trying to become the biggest property manager in Naples. We are trying to be the one a handful of owners never think about replacing.
